Safety Guidelines, Guest Responsibilities, Assumption of Risk, Hold Harmless Waiver, and Instructions
Welcome! We want you to have a safe, relaxing, and enjoyable stay at Pebble Shore. By booking, paying, or occupying this property, guests agree to the following:
🛑 General Responsibility
- Guests agree to use the home, amenities, and all provided items only for their intended purpose and in a safe, respectful manner.
- Guests are responsible for their own safety and the safety of all members of their group, including children and infants.
- Use of the property, and all property and community amenities are at your own risk.
- Occupancy limit is 10 approved guests. Guests found to be in excess of 10 approved guests may face immediate termination of stay without refund. Additionally, evidence of non-approved guests, hosting events, or open guest parties to unregistered guests on premises may result in immediate termination of stay without refund and additional occupancy fines.
- We take human trafficking very seriously! Photo ID will be required by reservation holder, and we may ask for additional photo IDs of other adult guests. All payments must be made in a trackable form on an approved platform - we do NOT accept cash payment or off-platform payments. The exterior of the property will be monitored for safety and compliance. Smart locks will keep entry and exit logs. Exterior noise decibel monitors are present - these do not record conversations. Owners possess BEST (Businesses Ending Slavery and Trafficking) training certificate - any unusual red flag behavior will be reported to local authorities.
- We are an internet provider of convenience. Guests assume all risks and liability for content viewed on internet and television during stay. Illegal activity of any kind, including use of the internet for unlawful purposes, is strictly prohibited and will result in immediate termination of stay without refund and will be reported to local authorities.
👶 Children & Safety
- The home is not completely childproofed. Guests must supervise children at all times.
- Extra caution should be used around stairs, furniture and elevated surfaces (including bunk beds), electrical outlets, appliances, ceiling fans, and slippery surfaces (tile, LVP, bathrooms).
- We provide some infant and toddler essentials as a courtesy to guests. Guests assume all risks and liability for use of provided essentials, equipment, toys and all other items.
- Do not use any type of chalk anywhere on property including paved or concrete surfaces.
🏖️ Outdoor & Community Areas
- The Landing at Mill Creek community amenities (including pool, playground, fishing ponds, and beach access) are not owned or controlled by the property owner and are used at your own risk.
- Lifeguards may or may not be present at beach or pool areas. All children must be accompanied and actively supervised by a responsible adult at all times. Swin at your own risk.
- Always secure beach umbrellas and other equipment to prevent injury.
- No inflatables are allowed at the pool. We provide beach equipment as a curtsey to guests. Guests assume all risks and liability with use of provided equipment and any items brought by guests.
- The property owners are not responsible for accidents, injuries, or loss of personal property that may occur at the pool, the playground, the fishing ponds, the beach, the property, or any other surrounding areas.
- Swimming is not allowed in the natural community fishing ponds.
- Do not walk on neighboring private property and use community roads and designated access points only.
- Guests are responsible for following all posted pool rules, signage and regulations, including hours of operation and occupancy limits.
Failure to follow property or community rules may result in loss of privileges and possible termination of stay without refund.
🔥 Appliances, Utilities & Equipment
- Use all appliances (washer, dryer, grill, fireplace, etc.) safely and as intended.
- No space heaters are allowed on the property or community areas.
- The coffee maker and slushie maker may be unplugged for safety. Please plug power cord in and follow the provided instructions. Unplug these appliances at departure.
- Please clean dryer vent after each use.
- Do not alter water heater settings, electrical panels, or utility systems.
- Do not attempt to access locked closets, supply rooms, or restricted areas.
- Guests assume all risks and liability for use of propane gas grill/griddle.
Clean grill after use:
- Turn off burners and scrape solids into foil grease tray (extra foil inserts found in kitchen).
- Lightly oil cooking surface of grill with cooking oil while it's still warm to prevent rust or damage.
- Shut off propane tank beside to grill after use.
- Never leave cooking appliances or open flames unattended.
⚠️ Home Features & Hazards
Please use caution with:
- Stairs and step-ups (including slab foundation transitions)
- Sliding glass doors (may be difficult to see)
- Ceiling fans and lighting fixtures
- Hot beverage appliances (coffee makers, etc.)
🛏️ Furniture & Interior Use
- Do not climb, stand, or jump on beds, bunk beds (excluding the ladder to top bunk), TVs, dressers, counters, tables or other furniture.
- Use bunk beds at your own risk. Property owners are not responsible for accidents or injuries from use of bunk beds.
- Keep food in the kitchen, on the breakfast table, or in the dining room.
- Use furniture, décor, games, and equipment only as intended.
- Decorations are not toys or games except for the seashell tic-tac-toe game.
🧸 Provided Items
- Indoor/outdoor toys, games, highchair, pack-n-play, beach equipment, and other provided items are used at your own risk.
- Guests are responsible for inspecting items prior to use.
🚗 Garage & Exterior Safety
- Do not leave vehicles running in the garage.
- Do not climb on or over property fence or any community fence.
- Please keep windows and exterior doors locked for safety.
- The water shut off is in the garage near the hot water heater if you experience a plumbing leak or burst pipe during your stay.
Please use caution with:
- Garage door (ensure nothing is under door during operation).
- Exterior faucets and hoses (do not leave faucets running unattended and disconnect hose after use).
- Propane tanks and grill areas (do not leave unattended).
🔇 Noise, Conduct & Respect
- Quiet hours: 10:00 PM – 8:00 AM
- No excessive noise, loud music, or disruptive behavior at any time.
- Be respectful of neighbors and the community.
- No explicit, excessively loud, or profane music outdoors.
- No train horns or excessively loud vehicle noise or music.
🚭 Property Rules
- No smoking or vaping on the property.
- No illegal substances, excessive alcohol use, or unsafe behavior on property, at beach, at community pool or other HOA common areas such as playground or fishing ponds etc.
- Do not leave alcohol on property at departure. Remove from property or pour out in sink and discard container in the trash.
- No events, weddings, or commercial activity is permitted on property.
- There are 2 parking areas. You may park 1 car in the garage and 2 vehicles on the property driveway. You may NOT park vehicles on the street.
🧯 Damage & Misuse
- Guests are responsible for any damage caused by misuse, negligence, or violation of these rules.
- Do not tamper with water shut-off, irrigation system, antenna, electrical panels/breakers, or appliances and fixtures (other than intended use)
- Do not flush non-flushable products down toilets including but not limited to non-flushable wipes, baby wipes, diapers, personal hygiene products, etc.
- Do not pour grease down any drain. Pour in provided aluminum foil grease trays and let cool. Simply throw grease tray that has been cooled in trash at end of stay.
📺 Miscellaneous
- Do not pull on, climb on, sit on, or throw anything at TVs.
- Use blinds, ceiling fans, windows, and doors carefully and as intended.
- Use provided media (TV, internet, record player, etc.) responsibly.
- Personal items brought by guests are their responsibility. We will attempt to store any personal items accidently left at property. These items may be shipped to you with tracking if they fit into a flat rate shipping box. The cost will be $30 for shipping and $30 for handling.
⚖️ Liability Acknowledgment
By staying at this property (Pebble Shore), all guests acknowledge that they assume all risks associated with use of the property, the home, its features, and all community amenities. The property owners are not responsible for accidents, injuries, or loss of personal belongings.

AMENITIES USE, ASSUMPTION OF RISK, AND HOLD HARMLESS WAIVER
This Addendum (“Agreement”) is incorporated into and made part of the Rental Agreement for the property located at:
442 Pebble Shore Drive, Sneads Ferry, NC 28460 (“Property”)
This Agreement is legally binding upon booking, payment, or occupancy of the Property.
1. ACCEPTANCE AND BINDING EFFECT
By any of the following actions, Guest agrees to this Agreement:
- Booking the Property (directly or through any platform, including Airbnb or similar channels)
- Payment of any deposit or rental amount
- Electronic acceptance (including checking a box, clicking “agree,” or signing digitally)
- Taking possession of or occupying the Property
Guest agrees these actions constitute a legally binding signature under applicable electronic signature laws, including the North Carolina Uniform Electronic Transactions Act (UETA).
2. ACKNOWLEDGMENT OF HIGH-RISK AMENITIES
Guest specifically acknowledges the following higher-risk amenities:
Bunk Beds / Elevated Sleeping Areas (risk of falls, injury, death)
Propane Systems / Gas Grill / Fireplace (risk of fire, explosion, gas exposure, injury, death)
Stairs, Decks, Railings (risk of falls/injury, death)
Kitchen & Electrical Appliances (burn, shock, fire risks, injury, death)
Infant/Child Equipment (Highchair, Pack-N-Play, Baby Bath) (risk of falls, entrapment, suffocation, drowning, improper setup/use, lack of supervision, injury, death)
Guest acknowledges these risks are inherent, foreseeable, and potentially dangerous.
3. INFANT / CHILD EQUIPMENT – COURTESY ONLY; NO WARRANTY
Guest expressly acknowledges and agrees:
- Any infant or child-related equipment (including but not limited to highchairs, pack-n-plays, cribs, or baby baths) is provided solely as a convenience and “AS IS” and “WITH ALL FAULTS.”
- Such items may not meet current safety standards, recalls, or manufacturer guidelines and may have been previously used by others.
- Owner makes no representations or warranties, express or implied, regarding the condition, safety, merchantability, or fitness for any particular purpose of such items.
Guest agrees that:
- Guest is solely responsible for inspecting all infant/child equipment prior to each use
- Guest will not use any item deemed unsafe, unstable, or unsuitable
- Guest assumes full responsibility for proper setup, use, and supervision
- Guest understands that no infant/child equipment replaces direct adult supervision at any time
Guest voluntarily assumes all risks associated with use or non-use of such equipment.
4. GENERAL ACKNOWLEDGMENT OF RISK
Guest understands that use of the Property and all amenities—including but not limited to bunk beds, propane systems, grill, fireplace, coffee maker, slushie machine, infant equipment, appliances, furniture, decks, stairs, and all provided items—may result in:
- Bodily injury, illness, or death
- Fire, explosion, or carbon monoxide exposure
- Electrical shock, burns, or cuts
- Falls, entrapment, suffocation, or drowning hazards
- Property damage
5. VOLUNTARY ASSUMPTION OF RISK
Guest knowingly and voluntarily assumes all risks associated with use of the Property and its amenities, whether arising from inherent risks or ordinary negligence of Owner.
6. SAFETY RULES AND USE REQUIREMENTS
Guest agrees to:
- Use all items strictly for intended purposes
- Follow all posted instructions and house rules
- Supervise children and infants at all times
- Never leave a child unattended in any infant equipment or bath under any circumstance
- Inspect all equipment prior to use
- Not tamper with propane, electrical, or structural components
- Turn off grill and propane supply after use
- Not leave appliances or flames unattended
- Immediately report hazards, defects, or malfunctions
7. CHECKOUT SAFETY CERTIFICATION
At checkout, Guest certifies that they have:
- Turned OFF grill propane supply valves
- Turned OFF grill and fireplace
- Turned OFF TVs
- Unplug coffee maker and slushie maker
- Left all infant/child equipment clean and in safe condition
- Returned all items to original placement
Failure to comply may result in additional charges.
8. RELEASE AND WAIVER OF LIABILITY
To the fullest extent permitted by North Carolina law, Guest releases, waives, and discharges Owner and Owner’s members, managers, agents, employees, and contractors from any and all claims arising out of or related to:
- Use of the Property or amenities
- Injury, death, or property damage
INCLUDING CLAIMS ARISING FROM ORDINARY NEGLIGENCE.
This waiver does not apply to gross negligence, willful or wanton misconduct, or where prohibited by law.
9. INDEMNIFICATION AND HOLD HARMLESS
Guest agrees to indemnify, defend, and hold harmless Owner from any and all claims, damages, losses, liabilities, and expenses (including attorneys’ fees) arising from:
- Guest’s actions or omissions
- Actions of guests, invitees, or minors
- Use or misuse of infant/child equipment
- Failure to inspect equipment prior to use
- Violation of this Agreement
10. DAMAGE AUTHORIZATION
Guest authorizes Owner to charge the payment method on file for:
- Damage to Property or amenities
- Missing or removed items
- Safety violations
- Excessive cleaning or misuse
This provision survives checkout.
11. MINORS AND SUPERVISION
Guest accepts full responsibility for all minors and acknowledges that the presence of any amenity does not reduce or replace the need for constant supervision.
12. INSPECTION AND ACCEPTANCE
Occupancy or use of the Property constitutes acknowledgment that the Property and amenities are accepted in their present condition unless reported immediately upon arrival.
13. PLATFORM-SPECIFIC TERMS (AIRBNB / THIRD-PARTY BOOKINGS)
For third-party bookings:
- This Agreement is incorporated into listing content, house rules, and communications
- Booking constitutes acceptance of these terms
- To the extent permitted, this Agreement governs use of the Property
14. GOVERNING LAW AND VENUE
This Agreement shall be governed by North Carolina law. Venue shall lie in North Carolina.
15. SEVERABILITY
If any provision is unenforceable, the remaining provisions shall remain in effect.
16. ENTIRE AGREEMENT
This Agreement supplements and is incorporated into the Rental Agreement and House Rules.
ELECTRONIC ACCEPTANCE (ALL BOOKINGS)
By booking, paying, or occupying the Property, Guest acknowledges:

I understand the risks associated with the Property and amenities
I accept full responsibility for myself and all occupants
PARENT / LEGAL GUARDIAN CONSENT
I agree to all terms on behalf of minors under my supervision.

Instructions
Fire Extinguisher Instructions (PASS) - Located Under Kitchen Sink
- Pull the pin.
- Aim at the base of the fire.
- Squeeze the handle.
- Sweep side to side until the fire is out.
Important:
Stand 6–10 feet away from the fire.
Use only if the fire is small and contained.
Call 911 if the fire grows or you feel unsafe.
Fire Blanket Instructions - Located Under Kitchen Sink
- Pull down the tabs to release the blanket.
- Hold the blanket in front of you to shield your hands.
- Place or drape the blanket over the fire (do not throw it).
- Turn off the heat source if it is safe to do so.
- Leave the blanket in place until the area is completely cool.
For clothing fires:
- Wrap the blanket around the person and have them stop, drop, and roll.
Fire Escape Ladder (Hook) Instructions - Located Upstairs Near Queen Bedroom Windows
- Open the window fully and clear the area.
- Attach the hooks securely over the window sill.
- Make sure the ladder is stable, then roll or drop it out the window.
- Climb out carefully, facing the ladder.
- Descend slowly, one person at a time.
Important:
- Keep a firm grip and maintain three points of contact.
- Do not overload the ladder.
Keurig + Drip Coffee Combo Instructions
- Fill the water reservoir with fresh water but do not overfill past the fill line.
- Choose your brew type (single-serve pod "oz" or full carafe "cups").
- For single cup: insert a K-Cup and lower the handle then select desired oz.
- For carafe: add a coffee filter and ground coffee then select number of cups.
- Press brew and wait for coffee to finish.
Important:
- Place a cup or carafe before brewing.
- Ensure the carafe lid is attached and closed before placing and starting brew.
- After using carafe, the icon will turn red. This means the hot plate under the carafe in hot.
- When finished simply rinse out carafe and unplug the machine.
Slushie Machine Instructions
- Pour in slush mix (with proper water ratio).
- Turn on the machine and select freeze/slush mode.
- Allow time to freeze until desired consistency.
- Dispense using the lever into a cup.
Cleaning (Hot Water):
- Drain out any remaining product.
- Fill with hot water.
- Run the machine briefly to circulate.
- Drain and repeat again, then let air dry.
Important:
Do not overfill the tank.
Never use the machine without liquid.
You may need to run hot water several times to ensure all mix has been cleaned out.
Clean after each use to prevent buildup.
TV and Gaming Instructions

Record Player Instructions
- Place the record on the turntable. Make sure the tonearm is seated to the right.
- Turn on the player and select the correct speed (33 RPM).
- Clean the dust from record using the record cleaning brush only.
- Lift the tonearm using the cue lever.
- Position the needle over the edge of the record.
- Lower the tonearm very slow and gently to start playing.
Important:
- Handle records by the edges to avoid fingerprints.
- Keep the needle clean and dust-free.
- Return the tonearm to its rest after use.
- Do not touch record while needle is down in play.
